Application Process for Prospective Tenants in the Tri-Valley Area

To view a property managed or listed by Wilson Property Management, you must meet certain criteria. Your combined household income must be at least three times the monthly rent of the subject property, and you must not have any prior evictions. If you have any pets, have filed bankruptcy within the last 10 years, or have had a short sale or foreclosure, you must notify our office before viewing the home. There is a non-refundable application fee of $40 per adult application. This fee is to cover our screening and processing costs. The rental application must be completely filled out and signed. No one under 18 can apply as a party to a residential leasing agreement. Signatures on faxed copies are accepted. Pet policy differs by each individual property. Pets may be accepted or denied based on size, breed, training, and temperament. If a pet is approved, tenants must maintain a renter’s insurance policy that includes additional pet insurance at all times. An increased deposit is required for all pets. 
Our screening process includes a review of references from your previous landlord(s). As part of the screening process, we may verify employment, rental references and salary. The screening process includes running a credit report. If approved, applicants with recent bankruptcies and/or credit problems may be required to make advance rent payments and/or an increased security deposit. Please discuss any questions or concerns over credit and/or background requirements with the property manager before submitting the application. Once your application is approved, and after you decide on a property, you must sign a lease, then leave the full security deposit to secure the property as yours and remove it from the market. This must be completed within 48 hours of approval for the property. Please note, we will not remove a property from the rental market until a lease is signed and the security deposit is paid. Please note that all move-in monies (security deposit and first month's rent) must be paid in the form of a cashier’s check or money order. Personal checks for move-in funds will not be accepted.
